The call came in as a paint problem. Dark exterior, only a couple of years old, and one wall was going white in patches.
We got there expecting chalking or a bad batch of paint. What we found was a shape.
The white marks repeated in a soft fan, all at about the same height off the ground, all across one elevation. Follow the arc back and it pointed straight at a sprinkler head sitting in the mulch bed a few feet from the wall.
The homeowner had been fighting it for a full season. Bucket of vinegar, stiff brush, weekends. The spots faded a little each time. The finish under them got duller each time too, which is the part nobody warns you about.
Nothing was wrong with that paint job. The wall was being watered four mornings a week.
The Short Answer
Those white arcs are dissolved minerals left behind when sprinkler spray dries on the wall. Identify which type of stain you have, wash with the gentlest method your surface allows, then re-aim the sprinkler heads so the water stops hitting the house. If the finish under the stains is chalky and absorbing, that is the real problem and cleaning will not fix it.

First, Read the Stain: Calcium, Rust, or Efflorescence?
Three different white or discolored stains show up on exterior walls, and people treat all three the same way. They are not the same, and two of them get worse if you guess wrong.
White Chalky Film in a Spray Pattern
This is hard water. Your irrigation water carries dissolved calcium and magnesium. Spray lands on the wall, the water evaporates in the sun, and the minerals stay behind as a thin film.
The tell is the pattern. Mineral deposits follow the spray, so you get arcs, fans, and speckled bands, all at a consistent height, all on the elevations the heads reach. Areas the water never touches stay clean.
Orange-Brown Streaks
Same mechanism, different mineral. Iron in the water oxidizes as it dries and leaves rust-colored staining instead of white.
This is very common with well water and irrigation systems drawing from a private source. It needs a different cleaning approach than calcium, and it is the one most likely to stain permanently if it sits through a summer.
White Crystals Growing Out of Masonry
If the white material is on brick, block, mortar joints or stucco, and it looks powdery or crystalline rather than filmy, you may be looking at efflorescence instead.
That is not coming from your sprinkler. It is salt moving out from inside the masonry as moisture evaporates through it. According to the Brick Industry Association’s technical note on efflorescence, it forms when water-soluble salts inside the masonry are carried to the surface and left behind as the water evaporates. Quick way to separate them: hard water stains sit on the surface in a spray pattern. Efflorescence pushes out of the material itself, often near the base of a wall or around joints, and it comes back after rain even with the sprinklers off.
The Stain Shape Trick Our Crews Use
Before touching anything, we stand back and look at where the staining is not.
Mineral stains from irrigation have edges. There is a clean line where the spray stops, usually a hard cutoff at the top of the arc and a clean band above it. Failing paint does not do that. Chalking is diffuse and spreads across an entire sun-exposed elevation without regard to sprinkler geometry.
That one observation changes the whole plan. Sharp edges and repeating arcs mean you have a water aim problem. Soft, even fading across a whole wall means the finish itself is going, and the sprinkler is just making it visible sooner.
Safe Removal, Surface by Surface
The rule with mineral deposits is to start with the mildest thing that works and escalate only if you must. Aggressive cleaners will take stains off. They will also take the sheen off your finish, and that damage does not come back.

Two things worth saying plainly.
Always test first. Pick a low, hidden section, treat it, let it dry fully, and look at it in daylight before you do the visible wall.
Vinegar is not a free pass. It works on glass and it is reasonably gentle, but it is still an acid. On painted finishes, repeated vinegar scrubbing dulls the surface, which is exactly what happened on the house in the story above.
What Not to Do
These are the four we see most often, in rough order of damage caused.
- Pressure washing up close. High pressure drives water behind siding and strips paint. Soft washing at low pressure with the right cleaner does more with less risk.
- Undiluted acid cleaners on painted or coated surfaces. CLR and similar products are formulated for glass, tile and fixtures. On a painted wall they attack the finish along with the deposit.
- Abrasive pads and wire brushes. They remove the stain by removing a layer of your finish.
- Cleaning in direct sun. The cleaner dries before it works, and you get streaking on top of spotting.
Are the Stains Permanent?
Usually not, and the timeline is what decides it.
Fresh deposits from this season generally come off with soap, water and patience. Deposits that have baked on through repeated summer heat build up in layers and need more work, but they are still surface material on most finishes.
The situation where staining does become permanent is different from what people expect. It is not the mineral etching your paint. It is your paint getting old.
As conventional exterior paint ages it chalks and turns porous. A porous film does not shed mineral-laden water. It absorbs it, and now the deposits are in the finish rather than on it. At that stage cleaning gives you a slightly better looking dull wall, not a clean one.

Stop It Recurring: Fix the Water, Not Just the Wall
Cleaning is the symptom. The sprinkler is the cause. Skipping this section is how people end up cleaning the same wall every August.
Re-Aim the Heads and Adjust the Arcs
Most of the time this is a fifteen minute job with a screwdriver.
- Run each zone during daylight and actually watch it. Nobody does this, and it is why the problem persists.
- Adjust the arc so spray stops short of the wall, ideally with a foot or two of clearance.
- Check the radius as well as the arc. A head aimed correctly can still throw past its target on high pressure.
- Look for tilted heads. Mowers knock them off vertical, and a slight tilt sends the whole pattern into the house.

Switch to Drip Near the House
Beds against the foundation are where this problem lives. Spray heads in a narrow bed will always throw water at the wall, no matter how carefully they are set.
Drip lines or micro-emitters solve it permanently. They water the roots instead of the siding, and as a bonus they stop the constant wetting of your foundation and lower siding.
Water Treatment, Briefly
If your irrigation runs on well water with heavy mineral or iron content, treatment on the irrigation line is an option. It is worth pricing if you have severe rust staining.
For most homes on municipal supply it is overkill. Aim the water away from the house first and see what is left of the problem.
What Cleaning Costs If You Hire It Out
There is no published rate for hard water stain removal specifically, so house washing pricing is the benchmark.

Ask any washing company whether they soft wash. If the answer is that they will pressure wash your painted siding at full pressure, keep calling.
The Louisville Angle: How Hard Is Our Water?
Here is the honest local picture, because the internet tends to exaggerate this.
Louisville’s municipal supply runs around 7 grains per gallon, roughly 120 ppm, according to Louisville Water Company’s own water quality report. That sits at the boundary of the moderately hard range on the USGS classification scale. It is not the extreme hardness you find in parts of Arizona or Florida, and most homes here do not need a softener for it.
But moderate is still enough to leave a visible white film when spray dries on a dark wall in July. Hardness is only half the equation. Evaporation speed is the other half, and a Louisville summer afternoon dries a sunny wall fast.
That combination is why we see this locally on well-kept homes rather than neglected ones. Irrigation season here runs roughly May through September, the same months the sun bakes deposits onto whatever they land on.
Here is the part we tell people on site, even though there is no job in it for us. A meaningful share of the paint problems we get called about turn out to be irrigation problems. Some of those visits end with us adjusting a sprinkler head and leaving. We would rather be the company that told you the truth about your sprinklers than the one that quoted you an exterior you did not need.
Frequently Asked Questions
How do you remove hard water stains from siding? Start with warm water, mild soap and a soft brush. If the deposits resist, move to a diluted white vinegar solution, testing on a hidden spot first, and rinse thoroughly. Work out of direct sun and never use abrasive pads on a painted finish.
Will vinegar damage exterior paint? It can, with repeated use. Vinegar is a mild acid, and scrubbing a painted wall with it over and over dulls the sheen even while it lifts the stain. Dilute it, test it, rinse it off, and do not make it your monthly routine.
Are hard water stains permanent? Fresh deposits rarely are. Long-baked deposits take more effort but usually still come off. Staining becomes permanent-looking when the paint underneath has chalked and gone porous, because at that point the minerals are in the finish, not on it.

Can sprinklers damage siding long term? Repeated wetting is a moisture load, and moisture load shortens the life of any conventional paint film. It also keeps the lower wall damp, which encourages mildew growth. The staining is cosmetic. The wetting is not entirely.
Can you pressure wash hard water stains off? Soft washing at low pressure with the correct cleaner, yes. High pressure at close range, no. It drives water behind the siding and can strip the finish, turning a cosmetic problem into a repaint.
Do stains stick to a ceramic coated wall? The physics work in your favor.
