Every spring, once the thaw sets in, we start getting the same calls. A homeowner walks out to a chalky white haze blooming across their brick, wipes it off, and a few weeks later it is back. Then it is back again.
If that sounds like your wall, you are not imagining the pattern, and you are not doing anything wrong with your cleaning. Brick that keeps blooming white is telling you something specific. Water is moving through the wall, and it is carrying salt to the surface every time it dries.
We coat a lot of brick around the Bluegrass, and recurring efflorescence is one of the most misunderstood problems we see. The good news is that it is fixable. The catch is that cleaning is the last step, not the first, and the real fix has almost nothing to do with the white powder itself.
By the time most folks call us, they have already cleaned the same wall two or three times. That history is the real clue, because a stain that keeps returning is a water problem, not a cleaning failure.
The Short Answer
If efflorescence keeps returning, you are dealing with secondary efflorescence. That means an active water source keeps moving soluble salts to the brick face, and no amount of cleaning will stop it until that water path is closed.
Here is the honest order of operations:
- Find and fix the moisture source feeding the wall.
- Repair any spalling brick or crumbling mortar.
- Let the wall dry out fully.
- Then protect the brick with a breathable coating that keeps liquid water out while letting the wall release vapor.
One rule sits above all the others: never seal brick with a non-breathable product. Trapping moisture inside brick is how a cosmetic nuisance turns into cracked faces and failing mortar.
Why it keeps coming back, in one line: the salt is already in the masonry, and water keeps carrying it to the surface. Stop the water, and you stop the bloom.
Why Efflorescence Keeps Coming Back
Efflorescence needs three things at once: soluble salts in the masonry, water to dissolve and carry them, and a surface where the water can evaporate and leave the salt behind. Remove any one of the three and the bloom cannot form.
That is why a recurring bloom is such a useful clue. If it keeps returning, all three conditions are still being met, and the one you can actually control is the water.
Primary vs secondary efflorescence
Not all efflorescence means the same thing. The difference between the two types tells you whether you have a one-time event or an ongoing problem.
Primary efflorescence shows up soon after brick is laid, usually within the first days or weeks, from the water already in the fresh masonry during curing. It is a one-time bloom. Once it is cleaned and the wall has dried, it typically does not return.
Secondary efflorescence appears later, sometimes years later, and it keeps coming back. That recurrence is the signature of an outside water source that keeps soaking the wall and moving fresh salt to the face.

Where the water is coming from
Since secondary efflorescence is a moisture problem wearing a cosmetic disguise, the real work is tracing the water. On Bluegrass brick homes, the usual sources are:
- Failed or missing flashing above windows, doors, and rooflines.
- Poor grading or drainage that lets water pool against the foundation.
- Sprinkler heads throwing water directly onto the brick, day after day.
- Clogged or overflowing gutters spilling down the face of the wall.
- Rising damp, where groundwater wicks up into the lower courses of brick.
- Cracked mortar joints and open gaps that give rain an easy way in.
Often it is not one dramatic leak. It is a slow, repeated wetting that never gets a chance to fully dry.
The brick soaks, the water travels, and every dry spell pulls another round of salt to the surface. That is the cycle you are trying to break, and you break it at the water, not the wall.
Why our freeze-thaw winters make it worse
Kentucky gives brick a hard time. Our winters swing across the freezing mark again and again, and that repeated freeze-thaw cycle is rough on a wet wall.
When water sits inside brick and then freezes, it expands. Thaw, refreeze, repeat, and that pressure works on the brick and mortar from the inside. The same wet conditions that drive the freeze-thaw stress also keep the salts moving.
That is why so many walls put on their biggest show right after the spring thaw. If your brick blooms hardest in early spring, the timing is not a coincidence. It is the wall shedding a winter’s worth of trapped moisture, salt and all.
Is It Hurting Your Brick?
The white powder itself is harmless. It is just salt. But the water behind a recurring bloom is a different story, and that is the part worth taking seriously.
The bigger risk is what happens when salts crystallize inside the brick instead of on the surface. This is called subflorescence. According to the Brick Industry Association’s technical guidance on efflorescence, salts that crystallize within masonry can build enough internal pressure to spall the face right off a brick.
Here is what chronic moisture can lead to over time:
- Spalling, where the outer face of the brick flakes, pops, or crumbles away.
- Softening and erosion of the mortar joints that hold the whole wall together.
- Deeper water intrusion that can reach the structure behind the brick.
That is the honest reason we tell homeowners not to treat recurring efflorescence as just a looks problem. The bloom is a symptom. The moisture is the disease.
Left alone long enough, it can move from cosmetic to structural, and repairing brick and mortar costs a great deal more than fixing a downspout.
It is also worth knowing that spalling does not undo itself. Once a brick face flakes off, it does not grow back. That brick has to be replaced or refaced, and matching older brick is not always easy or cheap. Catching the moisture early is far simpler than sourcing replacement brick later.
The same industry guidance makes another point we take seriously. A coating is not a standalone cure for efflorescence. You cannot simply coat over a wet wall and call it solved. How to Remove It the Right Way
Once you understand that removal is the last cosmetic step and not the fix, doing it correctly is straightforward. The goal is to get the salt off without driving more water into the wall.
Safe removal
Work in warm, dry weather so the brick can dry quickly afterward. A few approaches, from gentlest to strongest:
- Let it weather. Light, fresh efflorescence often washes off on its own with normal rain over time.
- Dry brush it. A stiff natural or nylon bristle brush knocks most surface bloom off. Do this dry, then sweep or vacuum the powder so it does not just redeposit.
- Use an appropriate efflorescence remover. For stubborn deposits, a masonry-specific cleaner can help. Follow the label exactly.
Whatever method you choose, test it on a small, out-of-the-way patch first and give it a day to see how the brick responds. And do not clean right before rain. The wall needs dry weather afterward so it can shed moisture instead of soaking it back up.
A word of caution on acids. Some removers are acid based, and acid can etch brick, burn mortar, and, used carelessly, actually pull more salt to the surface and cause a fresh bloom.
If you go that route, pre-wet the wall so the acid does not soak in, work small sections, rinse thoroughly, and never let it dry on the brick. When in doubt, start with the gentlest method and stop there.
What not to do
The mistakes here are common, and each one tends to make the problem worse:
- Do not blast it with high pressure. Forcing water into the joints and the brick adds exactly the moisture that feeds efflorescence, and it can chew up soft mortar.
- Do not reach for a random hardware-store sealer. Most are not breathable, and the wrong sealer is worse than none.
- Do not seal or coat a wall that is still wet or still damaged. You will lock moisture in and give subflorescence a place to work.
- Do not skip finding the water source. Cleaning without fixing the cause just resets the same clock.
That last point is the whole game. Cleaning a wall you have not fixed is the definition of the clean it, wait a year, clean it again trap.
How to Stop It From Returning
This is where most advice runs out. Clean the brick, maybe seal it, done. But if the moisture path is still open, you will be right back out there next spring with a brush.
Here is the sequence that actually holds.
Fix the moisture path first. There is no chemical shortcut around this. Redirect the sprinklers, clear and extend the gutters, correct the grading so water runs away from the wall, repair the flashing, and repoint any failed mortar. This step does most of the work, and nothing you put on the surface replaces it.
Then understand the difference between two kinds of water, because it decides what a coating can and cannot do for you.
- External, positive-side water is rain, sprinkler spray, splashback, and runoff hitting the outside of the wall. A quality exterior coating is built to keep this water out.
- Internal water is rising damp from the ground or a plumbing leak feeding the wall from behind. A surface coating does not fix that. That water needs its own remedy, like drainage correction or a plumbing repair, before any coating goes on.
We are honest about this on every brick assessment, because a coating is the right answer for one of those situations and the wrong answer for the other. Now the piece most competitors bury: breathability is not optional on brick.
The single most damaging thing a homeowner can do to a brick wall is seal it with a product that stops moisture from escaping. Brick has to breathe. When you trap water inside it, especially in our freeze-thaw climate, you accelerate the exact spalling and mortar failure you were trying to prevent. This is why the industry itself cautions against non-breathable treatments on brick.

The pattern we see most often around Lexington is a lower brick wall that blooms every spring, with a downspout dumping right beside it and grading that tilts toward the house instead of away.
