The appointment was booked as a paint question. One wall of vinyl had gone wavy, the rest of the house looked fine, and the homeowner wanted to know whether a coating would smooth it out.
We got there in the early afternoon and the wall looked bad but unremarkable. Rippled panels in a rough band, maybe four courses tall, running horizontally across part of the elevation.
Then we waited. Around three in the afternoon, standing in front of the damage, we could feel it before we could explain it. Across the side yard, the neighbor’s picture window had caught the sun and was throwing it back at us like a mirror held at an angle.
The band of ruined panels sat exactly where that reflection landed.
We gave the homeowner an answer they were not expecting from a coatings company. No coating fixes that wall. Here is what actually will.
The Short Answer
Vinyl begins to distort somewhere around 160 to 165 degrees F. Both a grill placed close to a wall and a concentrated reflection off a neighbor’s low-E window can push a panel past that.

Which One Was It? The Two Minute Diagnosis
The damage pattern tells you the cause. Here is how the three common ones look.

Grill Melt
Radiant heat from a grill does not need flame contact to ruin a panel. It just needs proximity and time.
The signature is a concentrated area of damage with a clear center, often glossier than the surrounding siding because the surface actually softened. Panels may sag rather than ripple, and there is sometimes scorching or discoloration at the worst point.
Reflection Melt
This one confuses people because nothing near the wall is hot.
Low-E windows have a coating designed to reflect infrared energy, which is exactly what makes them efficient. When sunlight hits one at the right angle, a significant amount of that energy comes back off the glass. If a double-pane unit has any slight inward flex, and many do, the glass becomes gently concave and focuses that reflection rather than scattering it. Research compiled for builders on this exact problem documents surface temperatures well past 200 degrees F on affected siding, against a distortion point in the 160s. That gap is why the damage happens quickly rather than gradually.
The tell is the shape. Reflection damage forms a band rather than a spot, because the reflection sweeps across the wall as the sun moves. And it usually recurs seasonally, since the sun angle that produces the hit only occurs during certain weeks of the year.
Counterintuitively, winter can be worse than summer. Low winter sun angles put reflections onto walls that summer sun never reaches.
Plain Sun and Tight Installation
Not every wavy wall is a melt.
Vinyl expands and contracts significantly with temperature, which is why it hangs on nails rather than being fastened tight. A panel nailed too firmly cannot move, so it buckles between fasteners. That produces general waviness across a whole wall with no hot spot, and it is an installation issue rather than a heat source issue.
Dark colors matter here too. Darker panels absorb more heat on any vinyl surface, and sustained heat build-up on a very dark panel is what can distort or buckle vinyl over time, independent of grills or reflections, a fading pattern related to the same one that shows up on chalking, faded paint elsewhere on a house.
The Three PM Test We Use on Assessments
If you suspect a reflection but cannot prove it, this takes one afternoon.
Stand at the damaged wall in the mid to late afternoon and look outward across the yard, not at your own house. You are searching for glass angled back toward you: a neighbor’s picture window, a patio door, a sunroom, sometimes even a parked vehicle’s windshield.
Then check the geometry. Does the damage band sit at the height that reflection would strike? Does the worst point line up with the center of the glass?
Take photos with a timestamp. If the reflection is seasonal, photograph it again a few weeks later at the same hour. That record is useful both for the conversation with your neighbor and for any warranty or insurance claim.
The Grill Numbers
If a grill is your suspect, the clearances are worth knowing.
Grill manufacturers commonly specify a minimum of about 3 feet from any wall or combustible surface. The Consumer Product Safety Commission’s guidance for outdoor grilling is more conservative at roughly 10 feet from the house.
Between those two numbers is a lot of American patios, which is why this is such a common failure. Most people position a grill for convenience, not clearance, and vinyl gives way at a temperature far below anything that would look alarming.
Two practical points. Radiant heat travels sideways as well as up, so a grill parallel to a wall can damage panels beside it, not just above it. And a heat shield or masonry backer behind the grill solves the problem permanently for far less than the cost of siding.
Who Pays? Warranty, Insurance, and the Neighbor Question
This is the section people came for, and the answers are less satisfying than they should be.
The Warranty
Vinyl siding manufacturer warranties typically exclude damage caused by external heat sources and by concentrated or reflected sunlight. The vinyl siding industry’s own resource materials say so plainly.
The logic from the manufacturer’s side is that the product performed as designed within its intended conditions, and a 200 degree reflection is not an intended condition. Whether that feels fair or not, it is the standard position, and it means a warranty claim rarely goes anywhere on either grill or reflection damage.
Read your own warranty document anyway. Exclusions vary by manufacturer, and knowing the exact wording is worth the ten minutes.
The Insurance
Insurers commonly treat grill-related melt as preventable rather than sudden and accidental, which puts it in maintenance or negligence territory, the same category most policies use for gradual or maintenance-related damage generally. Reflection damage is more ambiguous and outcomes vary.
File anyway if the damage is significant. Document it thoroughly, describe it accurately, and let the adjuster decide rather than deciding for them. The worst realistic outcome is a denial you were already expecting.
The Neighbor Conversation
This is the part that makes people uncomfortable, so a few thoughts on approach.
Your neighbor did nothing wrong. They installed energy efficient windows, which is what everyone is encouraged to do. Their glass is code-compliant and their house is not defective. Legal positions on reflection damage are murky, and pursuing one is a good way to spend more on the dispute than on siding.
The practical path is almost always cooperative. Show them the photos and the timing. Most people are genuinely surprised and want to help, because nobody wants to be the house that melts the neighborhood.
The fixes on their side are small: an exterior screen on the window, an applied film that scatters rather than reflects, or a shade or awning. Any of those costs a fraction of one round of siding replacement, and neighbors will often split it or handle it outright once they understand.
Plantings work too, if you would rather skip the conversation. A well-placed tree or tall shrub in the reflection path solves it permanently and asks nothing of anybody.
Fixing It So It Stays Fixed
Step 1: Deal With the Heat Source
Nothing else matters until this is done. Move the grill, add a heat shield, or work with the neighbor on screening or film.
If you replace panels first and address the source later, you will have paid for panels that spent a season taking the same beating.
Step 2: Panel Replacement and the Matching Problem
Damaged vinyl cannot be reshaped. Softening and re-deforming the panel does not restore it, and heat guns generally make it worse. Affected panels come off and get replaced.
The frustration is matching, and two issues stack up.
Profiles get discontinued. Siding lines change every few years, so a fifteen year old profile may not exist anymore at any price. And color fades: even when the line still exists, your panels have spent years in the sun, so new panels in the identical color code read brighter than the wall around them. On a prominent elevation that patch can look nearly as bad as the damage did.
Ask your installer whether panels can be harvested from a hidden elevation for the visible repair, with the new material going where nobody looks. That trick solves the mismatch on a lot of houses.

Step 3: When the Wall Keeps Eating Siding
Some walls are simply in a bad spot. The reflection cannot be blocked, the neighbor is not interested, the geometry repeats every year.
At that point replacing vinyl repeatedly stops making sense, and the honest recommendation is to change what is on that wall. Fiber cement and other paintable substrates do not distort at these temperatures, which is why this upgrade is what most sources end up recommending for repeat-melt walls.
That is also where we come in, and it is worth being precise about how.
Where a Coating Fits, and Where It Does Not
Let us be straightforward, because this is where a lot of companies would oversell.
A coating does not repair melted vinyl. Distorted panels stay distorted underneath any finish. If your siding is warped, it needs replacing before anything else happens.
A coating does not make vinyl heat proof. We do coat vinyl siding, and our system uses solar-reflective pigment technology designed to reduce how much heat the surface retains. That genuinely helps with general sun exposure, particularly on darker colors, and it widens the realistic color range compared to standard paint. It does not make every color equally safe for every profile and exposure, and it will not protect a panel from a concentrated reflection running past 200 degrees F. The right color range for your specific siding is a conversation at the estimate, not a promise from a website.
Where coating genuinely fits. Two situations. If you upgrade that problem wall to fiber cement or another paintable substrate, we can finish the whole house as one continuous, color-consistent exterior instead of living with a patched wall. And if the rest of your exterior includes wood, aluminum, fiber cement or trim, those surfaces are squarely in our lane whatever happens with the vinyl.
The color-matching problem disappears entirely in that scenario, which is quietly one of the biggest advantages. You are not matching a fifteen year old faded panel. You are finishing the whole surface at once.
Our prep on vinyl starts with a full chalk removal wash, because that chalky film is degraded surface polymer rather than dirt, and coating over it is the most common cause of early adhesion failure, similar to the way coating over flaking paint without proper prep just fails again. Damaged panels get repaired or replaced first, never covered over. The coating carries a 25-year warranty.

Louisville Sun and Tight Lots
Two local factors make this more common here than people expect.
Our summers are hot, and a dark south or west facing vinyl wall in July is already running well above air temperature before any reflection is added. That leaves very little margin between where the panel sits on a normal afternoon and where it starts to distort.
The other factor is lot geometry. Louisville’s 1980s through 2000s subdivisions are heavily vinyl sided, and they are built on lots where neighboring houses sit roughly 20 to 40 feet apart. That distance is close enough for a reflection to stay concentrated and far enough that nobody thinks of the neighbor’s window as being near their house.
Put those together and you get exactly the conditions for this problem, repeated across whole neighborhoods.
