The homeowner met us at the driveway and pointed at one spot on the wall, about eye level, where two planks met.
The plank ends had thickened. Slightly rounded at the edges, a little proud of the surface, with a hairline shadow where the caulk had split down the middle of the seam. One joint. That was the whole complaint.
So we did what we always do before saying anything: walked to the end of the wall and sighted down it at a low angle, letting the afternoon light rake across the surface.
At that angle, a dozen joints were telegraphing. Not obvious head-on. Unmistakable in raking light.
And every single one of them had the same two things in common. Caulk smeared across the seam, and no flashing behind it.
That is the version of this story we see most often, and it is worth saying clearly at the start: the planks were not the problem.
The Short Answer
Swollen edges mean water has been wicking into the ends of the planks, usually because the butt joints were caulked instead of flashed, or because field-cut edges were never primed.
Fiber cement does not shrink back. Swelling is permanent, so damaged sections get cut out and replaced. Then the joint detail gets corrected, and the edges get sealed properly, or the same thing happens again at the same seams.
Why Fiber Cement Swells When It Was Sold as Bulletproof
This surprises people, and fairly so. Fiber cement is genuinely durable. It does not rot, it does not feed insects, and it holds up to weather far better than most alternatives.
But it is not waterproof, and one detail explains everything.
What the Plank Is Made Of
Fiber cement is cement, sand and cellulose fiber pressed into board. Those cellulose fibers are wood fibers, and wood fibers move water.
On the face of the plank, that does not matter much. The face is dense, and it comes from the factory with a coating or primer on it.
The ends are a different story. Every plank gets cut on site, and every cut exposes raw, unsealed material along the edge. If that edge stays wet, capillary action pulls moisture into the body of the plank. The material swells at the edge, which is why the damage shows up as thickened, rounded plank ends rather than damage across the face.
Our own experience with fiber cement siding matches this. Fiber cement holds water after a wash longer than it looks like it should, which is exactly why prep sequence matters on these houses.
The Freeze-Thaw Multiplier
Absorbed water is a problem in any climate. In ours it is worse.
Water expands roughly 9 percent when it freezes. Water sitting inside a plank edge in January expands inside the material, and each freeze-thaw cycle works the fibers a little looser. Louisville winters cross the freezing line repeatedly rather than staying cold, so a wall here can cycle many times in a single season.
This is not a secret in the industry. James Hardie sells different product lines for different climate zones, and Kentucky sits in the northern zone engineered specifically for freeze-thaw exposure. The engineering assumes correct installation details. When those details are skipped, the climate finds them.
The Four Installation Shortcuts Behind Most Swollen Joints
Nearly every case we assess traces back to one or more of these four.
1. Caulked Butt Joints Instead of Joint Flashing
This is the big one, and it is counterintuitive.
Instinct says seal the seam. Manufacturer guidance for butt joints generally goes the other way: the planks meet in moderate contact, and a piece of joint flashing sits behind the seam to catch and shed any water that gets through.
Caulk fails at the opposite goal. It is a rigid-ish bead across a joint that expands and contracts seasonally, so it splits within a few years. Now water enters through the split and has nowhere to drain, because the caulk that let it in is also holding it against the plank ends.
Caulking the bottom edge of lap siding is the same mistake in a different location, and it is on our own list of ways a fiber cement paint job goes wrong.
2. Unprimed Field-Cut Edges
Planks arrive primed or factory finished. The moment a saw touches one, that protection ends at the cut.
Every field-cut edge is supposed to be sealed before it goes on the wall. It takes seconds per cut. On a fast-moving crew it is also the easiest step in the whole job to skip, and nobody can see whether it was done once the plank is installed.
3. Clearance Violations
Fiber cement needs air and distance from standing water. Typical requirements include clearance above grade, above roof surfaces, and above decks and hard surfaces.
Where those clearances are tight, the bottom course wicks moisture from splash and snow buildup continuously. If your swollen joints are concentrated low on the wall, measure the clearances before blaming anything else.
4. Planks Installed Wet
Material stored flat on the ground, uncovered, through a rainy week absorbs water before it is ever installed. Board that goes on the wall already saturated, then gets sealed or painted, starts its life with moisture trapped inside.
What We Find When We Sight Down a Wall
Here is the practical version of all four, and it takes about ninety seconds.
Stand at one end of the wall and look down its length at a shallow angle, ideally in early morning or late afternoon light. Swollen joints that are invisible from straight on will show as a repeating series of shadows and bumps along the seam line.
Then look at what is in the joints. Caulk in every butt joint on a wall tells you the installer’s approach immediately, and it usually means no flashing was used behind them.
That is the difference between reading a symptom and reading an installation. One tells you a plank is damaged. The other tells you how many more are coming.
How Bad Is Yours? A Quick Check
Work through these in order before you call anyone.
Count the pattern. One swollen joint is a repair. A dozen along a wall is a detail problem that will keep producing repairs.
Check the edges. Slight thickening is early. Mushroomed, crumbling or delaminating edges mean the plank is finished.
Probe near the joints. Press firmly around and below each affected seam. Any softness suggests water got past the siding and into the sheathing, which is a different and more urgent conversation.
Look low. Damage concentrated near grade, decks or roof intersections points at clearance and flashing rather than the joints themselves.
Look inside. Staining, damp or musty smell on that wall means open a section and look, rather than guessing.

Will the Warranty Cover It?
This is the question everybody has, so here is a straight, general answer. It is information, not legal advice, and your own paperwork is what governs.
Manufacturer product warranties cover the product. They typically exclude damage arising from improper installation, and unflashed or caulked butt joints, unprimed cut edges and clearance violations all fall on the installation side of that line.
That is frustrating to hear, and it also points at where the real claim often lives: the installer’s workmanship warranty, which is separate from the manufacturer’s product warranty and usually much shorter.
What to do before anyone touches the wall:
Photograph everything. Wide shots showing the pattern, close-ups of individual joints, and images that capture the caulk and the absence of flashing.
Find the paperwork. Original contract, invoice, install dates, product line, and any warranty registration.
Read both warranties. Manufacturer and installer. Note the claim windows.
Put the claim in writing. Email creates a record. Phone calls do not.
Get an independent assessment. A written opinion from someone with no stake in the claim carries weight.
Do this documentation first. Once a repair is made, the evidence is gone.
The Fix
Replace the Swollen Sections
There is no product that reverses swelling. The fibers have moved and the material has lost its integrity at that edge.
Affected sections are cut out and replaced with matching plank, which means matching profile, thickness and exposure. Filler and patching compound do not work here. They sit on top of a substrate that is still absorbing water, and they crack out within a season or two.
Correct the Joint Detail
Replacing planks without changing the detail buys you a few years and nothing more.
Corrected work means joint flashing behind each butt joint, planks meeting in moderate contact rather than being forced or gapped, every cut edge sealed before installation, and clearances brought into spec where that is possible.
This is the step contractors skip when bidding low. Ask specifically how butt joints will be handled, and be cautious of anyone who answers “we will caulk them.”

That last row is the one people forget when they budget. Fiber cement is sold as low maintenance, and the board itself is. The finish on it is not, and every repaint cycle is another chance for edges to end up bare.
Sealing the Edges So It Never Restarts
Here is the underlying issue with any conventional finish on fiber cement.
Standard paint goes on thin, and it goes on thinnest exactly where it matters most: at seams, butt joints and cut edges. Those are the first places the film gives out, which puts bare material back in contact with water while the flat faces of the wall still look fine.
Rhino Shield takes a different approach on these houses. It is a ceramic coating rather than a paint, spray applied at 8 to 10 times the thickness of standard paint over a bonding primer, in two coats, with film built on both sides of every board edge rather than just across the face. One honest boundary: coating does not fix swollen planks and does not substitute for correcting a joint detail. Those come first. What the coating changes is whether the edges stay sealed for decades or go bare again at the next repaint.

Fiber Cement in the Louisville Area
Fiber cement arrived in force here during the subdivision growth of the 1990s onward, and it is now common across east-end Louisville, in and around Jeffersontown, Middletown and Prospect, along with newer construction throughout the metro.
Two things about that era matter to this problem.
The first is pace. Boom-era construction moves fast, and the details most likely to be dropped are the invisible ones. Joint flashing and edge priming are both invisible the moment the next plank goes up.
The second is climate. Louisville gives fiber cement both stress tests at once: humid summers that keep material damp, and winters that repeatedly cross freezing. Correct joint details exist precisely because of conditions like ours. Where they were skipped, our weather finds out within ten to fifteen years, which is roughly the age of the homes now producing these calls.
To be fair to the material and the installers: plenty of fiber cement in this region was installed correctly and is performing exactly as promised. The houses we get called to are, by definition, the ones where something was missed.
Frequently Asked Questions
Does Hardie board swell when it gets wet? The dense faces handle water well. Cut and unsealed edges are the vulnerable part, because the cellulose fibers wick moisture. That is why swelling shows up at plank ends and butt joints rather than across the face.
Should Hardie board butt joints be caulked or flashed? Manufacturer guidance generally calls for joint flashing behind butt joints with planks in moderate contact, not a caulked seam. What if my installer is out of business? The workmanship warranty generally goes with them. Document the condition anyway, check whether a general contractor or builder warranty still applies, and if the home is newer, look at what your builder warranty covers. Then treat the repair as a maintenance project and focus on correcting the detail so it does not recur.
How much does section replacement cost? Individual sections commonly run $150 to $300, with broader fiber cement repair in the $4 to $12 per square foot range. Wall-scale joint failures cost considerably more because the detail work has to be corrected as well as the planks replaced.
Can you coat fiber cement siding? Yes, and it is one of the substrates we work on regularly. The requirements are correct prep, a bonding primer, a breathable and vapor permeable film, and attention to edges rather than just faces. Factory-finished ColorPlus board needs specific prep so the new coating bonds.
How do I stop joints swelling again? Fix the cause, not just the plank. Joint flashing behind butt joints, sealed cut edges, correct clearances, and a finish thick enough to stay intact at the seams instead of thinning out where the water arrives.
Get the Joints Read Before You Pay for Planks
If you found one swollen joint, you may need one plank. If you sight down the wall and see a pattern, buying planks without correcting the detail is money spent on a repeat visit.
