There is one wall we get called about more than any other. It is usually on the shaded side of the house, usually low, and the homeowner is standing in front of it looking tired.
They painted it. Blisters came back. They hired a better painter, paid more, watched them scrape and prime properly. Two summers later, same wall, same blisters.
By the time we show up, most people have stopped asking whether the painter did a bad job. They are asking what is wrong with the house.
So we do the thing that usually settles it. We pop one blister with a putty knife and turn the paint chip over. If the back of that chip is bare wood, the water did not land on the wall. It came from behind.
Then we ask the question nobody had asked yet. What is under this house?
The Short Answer
Moisture rising out of a damp crawl space can travel through your walls as vapor and lift exterior paint off from behind. Repainting will not hold until the crawl space is dried out. Diagnose the blister type first, control the moisture at its source, confirm the wood is dry, then refinish with a breathable coating that can handle vapor instead of trapping it.

How Moisture Under Your House Ends Up in Your Paint
Most homeowners assume exterior paint fails because of what hits it. Rain, sun, sprinklers. That is often true. It is not what is happening here.
The Pathway From Soil to Paint Film
Follow the water. It starts as damp soil in the crawl space, especially where there is no vapor barrier over the ground.
Purdue Extension’s paint failure factsheet (NCR-133) puts the scale of it plainly. Soil under a house releases a steady supply of water vapor, and a household itself adds several gallons of vapor a day through normal living. The factsheet’s recommendation is direct: a vapor barrier belongs over the soil in every house with a crawl space.
From there, physics does the rest. Warm air rises through the house and pulls crawl space air up with it, a movement builders call the stack effect. That damp air finds its way into wall cavities. When it reaches the cold back side of your siding, the vapor gives up its moisture.
Now there is water sitting behind the paint film, and it wants out.
Why the Paint Film Is the Weakest Link
Paint is designed to stop water coming at it. It is not designed to stop water pushing out from behind it.
When vapor pressure builds under the film, it breaks the bond between the paint and the wood. That is what a blister is. Not a paint defect, an adhesion failure driven from the wrong side.
This is why better prep does not solve it. You can sand to bare wood, prime beautifully, and use the best product on the shelf. The vapor does not care how good the film is. It just needs somewhere to go, the same way it does behind flaking exterior paint on a wall with no moisture source at all.
The Two Minute Test: Moisture Blister or Heat Blister?
Before anyone spends money, find out which kind of blister you have. They look nearly identical from six feet away and they mean completely different things.
Pop One Blister and Look at the Back
- Take a putty knife to a blister on the worst part of the wall.
- Cut it open and lift the loose chip off.
- Look at the surface underneath, on the wall.
- Look at the back of the chip you removed.
Bare wood or bare substrate underneath means moisture pushed the paint off. Every layer let go together, right down to the wood.
An older paint layer underneath means heat blistering. The top coat lifted off the coat below it, usually from painting in direct sun or over a hot surface. That is a paint application problem, not a house problem.
The Other Tells
The blister test is the main one, but the pattern around it usually confirms the story.
- Where it starts. Moisture blistering tends to begin low on the wall and work upward, closest to the crawl space.
- Which walls. Shaded and north facing walls stay damp longer and fail first.
- When it shows. Moisture blistering peaks in humid stretches and after wet seasons, not on the hottest afternoon of the year.
- What it does when popped. Fresh moisture blisters are sometimes damp inside. That is a strong tell.
What We Find on Repeat-Failure Walls
Here is the pattern we see over and over on houses that have been painted twice in five years.
The wall itself is usually fine. Siding sound, no rot yet, nothing structurally alarming. The failure is concentrated within about four feet of the ground, and it is worst on whichever side gets the least sun.
Then we open the crawl space hatch, and the answer is right there. Bare dirt floor. No vapor barrier, or a torn one that was pushed aside years ago by whoever was last down there. Insulation sagging out of the joists because it has been soaking up moisture and gaining weight.
Nobody in that chain of events did anything wrong on the outside of the house. The wall was never the problem. It was just where the problem became visible.
Signs the Crawl Space Is the Culprit
You do not need equipment for most of this. Take a flashlight and spend ten minutes underneath.
- Musty or earthy smell, in the crawl space or in the rooms above it
- Bare soil with no plastic sheeting, or sheeting that is torn or displaced
- Insulation drooping, dark, or falling out of the floor joists
- Condensation on ductwork, pipes, or the underside of the subfloor
- Standing water, damp low spots, or mud that never dries
- Dark staining or fuzzy growth on the rim joists and floor framing
- Cupped or springy floors in rooms directly above
- Exterior paint failure that starts low and is worst on the shaded elevation
Two or three of these together, plus moisture blistering outside, is a fairly clear answer.
If you find mold or heavy growth, that is a separate conversation and worth getting looked at properly. Related to it, mold and mildew on siding often shows up on the same walls for exactly the same reason, and the same vapor pathway is often behind the water stains that show up under windows after a storm.
The Fix, in the Only Order That Works
We will be straight about something here. Three of the four steps below make us no money at all. We put them first anyway, because doing them second is how people end up repainting for the third time.
Step 1: Control the Source
The crawl space gets fixed first. Every time.
At minimum that means a continuous vapor barrier over the soil, usually 6-mil polyethylene, lapped and run up the foundation walls. It is the single highest value item on this list, and it is the same principle behind the EPA’s own moisture control guidance for buildings, which has recommended sealing bare soil for decades.
From there it depends on what you found. Standing water needs drainage or a sump pump addressed before anything else. Persistent humidity often needs a dehumidifier sized for the space, with a target of roughly 50 to 60 percent relative humidity down there.
Full encapsulation, where the space is sealed and conditioned, is the thorough version. It is also the expensive version, so treat it as one option rather than the default. We do not sell it and we have no stake in which route you take.
Step 2: Let It Dry, Then Verify
This is the step everyone skips.
Once the source is controlled, the wall assembly needs time to give up the moisture it has been holding. That is weeks, not days, and it depends on the season.
Verify rather than assume. A moisture meter on the siding tells you where you actually stand, and any competent contractor should be checking this before putting a finish on your house. Coating over wet wood is how you seal the problem in and pay for it twice.
Step 3: Repair What the Water Damaged
Now deal with the surface. Scrape everything loose, feather the edges, and prime bare wood before anything else goes on.
While you are there, probe the wood. Blistering that has run for several seasons often has decay hiding behind it, particularly near the ground and around trim. If a screwdriver sinks in easily, you are past paint and into wood rot repair, and that gets handled before any finish is applied.
Step 4: Refinish Once, With a Film That Can Breathe
Here is where the finish choice actually matters.
Standard exterior paint, properly applied, has a service life in the range of four to ten years per Purdue Extension. On a wall that has already been through a moisture cycle, and where faded exterior house paint is already visible nearby, the shorter end of that range is the realistic expectation.
Rhino Shield is a ceramic coating, not a paint. It goes on at 8 to 10 times the thickness of standard paint, with roughly 80 percent solid content and ceramic microspheres in the film. It is spray applied, which lets it carry into laps, joints and end grain where a wall like this typically fails first, whether that wall is wood siding, Hardie board, brick, or stucco.
The property that matters most on this specific problem is breathability. The coating is designed as a waterproof, breathable shield that allows moisture to escape while preventing new moisture from penetrating. On a wall recovering from vapor drive, that direction of travel is the whole point.
It carries a 25-year transferable warranty. But read the order of these four steps again, because the warranty and the coating both assume steps one through three actually happened.

The math most people have not run: if a wall is failing every three to four years, the repaint cycle is not the cheap option. It is the expensive option paid in installments.
Why This Keeps Happening to Louisville Homes
This problem is not evenly distributed across the country. Our climate makes it worse.
Louisville sits in a humid subtropical zone, and average monthly humidity here runs in the 60 to 70 percent range for much of the year, according to NWS Louisville climate normals. That is a lot of moisture in the air, and a vented crawl space pulls that humid air in all summer, where it hits cooler surfaces and condenses.
Add the local soils. Kentucky’s clay-heavy ground holds water rather than draining it, so the dirt under an older house can stay damp long after the rain stops.
Then add the housing stock. Louisville has a large inventory of older homes built over vented crawl spaces with bare soil floors, because that is how they were built at the time. Neighborhoods like the Highlands are full of them. Vapor barriers were not standard practice when those houses went up, and plenty of them still do not have one.
That combination is why our crews see this pattern in Louisville far more than it should statistically appear. It is not bad luck and it is not bad painters. We see the same underlying moisture story behind other exterior issues too, including masonry efflorescence on brick and block homes nearby.
Frequently Asked Questions
Can crawl space moisture really cause exterior paint to peel? Yes. Damp air from an unsealed crawl space rises into wall cavities, condenses against the back of the siding, and pushes the paint film off from behind. It is one of the most common reasons a well-done paint job fails early.
Will repainting fix bubbling paint, or will it come back? It will come back if the moisture source is still active. Prep and product quality do not stop vapor pressure. What humidity should a crawl space be? Aim for roughly 50 to 60 percent relative humidity. Consistently higher than that, especially through summer, and you have conditions for condensation, mold growth and paint failure above.
Should I pop paint blisters before repainting? Pop one deliberately as a diagnostic, before you plan anything. After that, all loose and blistered material gets scraped off during prep. Painting over intact blisters simply relocates the failure.
Do I need full encapsulation, or just a vapor barrier? Often a properly installed vapor barrier plus drainage is enough. Encapsulation is the more complete solution and costs considerably more. Get a crawl space specialist to assess it, and be skeptical of anyone who quotes the largest option without looking first.
How long after fixing the crawl space can the wall be refinished? Long enough for the wall to dry, which usually means weeks rather than days. Do not go by the calendar. Have the moisture content of the siding checked before any coating is applied.
