Every year the same week produces the same phone calls.
It arrives after the first serious freeze-thaw stretch, usually late January into February. Warm afternoon, hard freeze overnight, repeat for four or five days. Then someone walks out to the driveway and finds pieces of their house in the flowerbed.
They are usually thin, curved shards, the exact color of the brick face, with a rougher pink or gray core showing on the wall where each one used to be.
On one of those free exterior assessments, the pattern told the whole story before we said a word. Every popped face sat in a rough column running down one section of wall. Follow that column upward and it ended at a gutter seam that had been dripping since fall.
That wall had been drinking water for four months. February just did the demolition.
The Short Answer
Water soaked into the brick, froze, and expanded, shearing the face off. Spalling is a moisture problem before it is a cold problem.
In February, do this: divert the water hitting that wall, keep de-icing salt away from the base, photograph and mark the damage, and book the masonry repair for spring when temperatures hold above 40 degrees. Do not seal or paint it right now. The wrong product on a wet wall makes next winter worse.
Why This Happens in the Coldest Weeks
Brick looks solid. It is not. It is a porous material with a network of tiny voids that pull in water like a sponge.
The Freeze-Thaw Cycle, in Plain Words
Water expands roughly 9 percent when it turns to ice.
When saturated brick freezes, that expansion happens inside the pores, pushing outward against the material from within. The hardest, densest part of a brick is its outer face, so the pressure builds behind it. Eventually the bond gives way and the face shears off in a thin layer.
That is spalling. It is not the cold damaging the brick. It is water that was already in the brick, expanding at the worst possible moment.
Why February Is Peak Season
Deep cold is not the enemy. Constant freezing and thawing is.
Louisville winters are built for this. Our January and February climate normals straddle the freezing line: daytime highs typically climb above freezing while overnight lows drop below it. That means the same wall can freeze and thaw dozens of times in a single winter rather than freezing once and staying frozen.
Each cycle is another round of internal pressure. February tends to be the breaking point because the wall has been absorbing autumn and early winter moisture for months, and by then it is fully loaded.
Where the Water Got In
Spalling is almost never evenly distributed. It clusters, and the cluster points at the source.
Gutter and downspout failures. Leaking seams, clogged runs, and downspouts discharging against the wall are the number one cause we find.
Failed mortar joints. Eroded or cracked joints are open channels straight into the wall.
Ground splash. Rain bouncing off hard surfaces soaks the bottom three or four courses repeatedly.
Cracked chimney crowns and missing caps. Water pours into the top of a chimney and works down through the stack.
Grade and drainage. Soil sloping toward the house keeps the base of the wall permanently damp.
Find the cluster, look directly above it, and you will usually be looking at the cause.
How Serious Is It? A Quick Severity Check
Not all spalling is equal. Here is how to sort what you are seeing.
A Few Scattered Faces
Individual bricks losing their face across a wall, with no cluster and no pattern, is usually cosmetic for now.
The catch is the word “now.” A spalled brick has lost its dense outer skin, so the exposed core absorbs water much faster than an intact face. Damage compounds. Three bricks this winter is often eight or ten in three years, because each damaged brick becomes a better sponge.
Clusters Below a Water Source
Active problem, and the good news is you can slow it without a mason.
A cluster means water is being delivered to that spot on a schedule. Fix the delivery system, whether that is a gutter seam, a downspout or a crown, and the progression largely stops even before the bricks get repaired.
Deep Spalling, Crumbling Cores, Bowing, or Stair-Step Cracks
This is the group that needs a professional look, not a blog article.
Get a structural assessment if you see any of these:
Spalling deep enough to expose crumbling, sandy interior
Bricks that move, sound hollow, or can be picked at by hand
Any bulging or bowing in the wall plane
Stair-step cracking following the mortar joints
Interior signs: damp drywall, staining, or musty smells on that wall
Those symptoms mean something beyond surface moisture, and no coating and no sealer is the answer.
What We Look For on Winter Assessments
Our first move on a spalling call is not to look at the brick. It is to look up.
We trace the wall from the damage upward, checking gutter seams, downspout joints, valleys, chimney crowns and window sills. Then we look down, at grade slope, splash zones and where the soil sits against the foundation.
The other thing we check is what is on the wall already. Painted brick that is spalling tells a very specific story, and we will come back to that in the sealer section, because it is the single most avoidable version of this problem.
What You Can Do in February
Masonry repair needs warm, stable temperatures. Mortar cured in the cold does not develop proper strength, which is why reputable masons will not repoint your wall in a hard freeze.
That does not mean you are helpless until April. Here is the winter playbook.
Stop the water delivery. Clear the gutters, seal or clamp the leaking seam, and extend the downspout away from the wall. This is the highest value thing you can do today.
Keep de-icing salt away from the base of the wall. Salt drives additional damage into masonry and concrete. Switch to sand or grit on walkways next to brick.
Redirect roof runoff. A temporary downspout extension costs a few dollars and buys you the rest of the winter.
Document everything with dated photos. Photograph each damaged area with something for scale. When you compare in April, you will know whether it is progressing and how fast.
Mark the current edges. A pencil line around each spalled area shows growth clearly by spring.
Get on a mason’s spring schedule now. Good masons book out. Calling in February for April work puts you ahead of everyone who waits for warm weather.
Do not seal, paint, or patch anything yet. Anything applied to a saturated wall in winter traps the moisture that is causing the damage.
What the Repair Looks Like in Spring
Once temperatures hold, the work itself is fairly predictable.
Individual Brick Replacement and Matching
Badly spalled bricks get cut out and replaced individually. The mason removes the surrounding mortar, extracts the brick, sets a replacement and repoints around it.
The hard part is matching. Brick color, size and texture have changed over the decades, so on older homes salvaged brick is often the only way to get an invisible repair. Ask specifically how the mason plans to source matching units before work starts.
Repointing, and Why the Mortar Has to Match
This is where well-meaning repairs damage historic homes.
Older brick, particularly the soft hand-fired brick used in nineteenth century construction, was built to work with soft lime-based mortar. That mortar is deliberately weaker than the brick, so when a wall moves or moisture needs to escape, the mortar gives way first. Mortar is the sacrificial part.
Repoint a soft old wall with hard modern Portland cement mortar and you invert that relationship. The mortar becomes stronger than the brick, so the stress goes into the brick faces instead. The National Park Service has documented this repeatedly in its masonry preservation guidance, and it is a common cause of accelerated spalling on historic buildings.
If your house is pre-war, ask any mason what mortar mix they intend to use and why. The answer tells you a great deal.

Notice the shape of that table. The jump from a $350 minimum call-out to a $3,500 wall section is not about inflation. It is about how many bricks were allowed to become sponges before someone fixed the gutter.
The Sealer Question, Answered Honestly
Search this topic and you will find half the internet telling you to seal your brick and the other half telling you sealing destroys it. Both groups are describing real outcomes. They are just describing different products.
Why the Wrong Product Makes It Worse
A brick wall needs to dry out. It absorbs moisture no matter what, from rain, humidity and vapor moving through the wall from inside the house, and it has to release that moisture back out.
Film-forming sealers and ordinary exterior paint block the release. Water still gets in through joints, through the top of the wall and up from the ground, and now it cannot get back out. It sits in the brick and waits for the next freeze.
That is why painted brick sometimes spalls worse than bare brick. Our own brick page puts it plainly: traditional paint seals brick surfaces and traps moisture inside, which leads to peeling, mold growth and long-term damage.
What Breathable Actually Means
Breathable, in masonry terms, means vapor permeable. The finish blocks liquid water from getting in while still letting water vapor pass back out. Not waterproof like a plastic bag. Water out, vapor free to escape.
When you evaluate any product for a masonry wall, that is the single property to ask about. If a salesperson cannot answer the breathability question clearly, keep looking.
Where a Breathable Ceramic Coating Fits
Now the honest boundary, because this is where a lot of companies would oversell.
A coating cannot put a spalled face back on a brick. It is not a filler and it is not a repair. If your faces have popped off, you need a mason first, and we will tell you that on the phone before we schedule anything.
Where a breathable ceramic coating does belong is on the prevention side, after the masonry work is done, and especially on brick that is already painted.

Louisville Brick and Kentucky Winters
Three local factors stack against masonry here.
The temperature pattern. Our winter normals cross the freezing line rather than staying below it. Daytime highs above freezing with overnight lows below is the textbook freeze-thaw setup, and we get it repeatedly through January and February.
The moisture load. Louisville takes roughly 45 inches of precipitation a year. Walls go into each freeze already carrying water.
The brick itself. Old Louisville holds one of the largest collections of Victorian-era homes in the country, and Germantown and the Highlands carry blocks of late-1800s and early-1900s masonry. That housing stock was built with softer, more porous hand-fired brick than anything manufactured today. It spalls more readily, and it is exactly the brick most likely to be damaged by hard modern mortar repairs.

Frequently Asked Questions
What causes brick faces to pop off? Water absorbed into the brick freezes and expands, and the pressure shears the dense outer face away from the softer core. The freeze is the trigger. The water is the cause.
Is spalling brick a structural problem? Usually not at first. Scattered surface spalling is cosmetic in the short term. It becomes structural when bricks are crumbling through their depth, when the wall bulges, or when stair-step cracks appear along the mortar joints.
Can spalled bricks be repaired, or do they need replacement? Individual bricks with significant face loss are cut out and replaced. There is no reliable way to reattach a face or fill it convincingly on an exposed wall. Lightly spalled bricks are often left in place once the moisture source is fixed.
Should I seal spalling brick? Not with a film-forming sealer or ordinary paint, and not while the wall is saturated. Anything that stops the brick releasing vapor traps the water that causes spalling. If you use a product, breathability is the requirement.
Can anything be repaired in winter? Not the masonry. Mortar needs temperatures holding above about 40 degrees to cure properly. What you can do in winter is stop the water, keep salt away, document the damage and book spring work.
Does homeowners insurance cover spalling brick? Typically not. Most policies treat freeze-thaw deterioration as gradual wear rather than a sudden covered event. Check your specific policy, since damage arising from a covered incident can be treated differently.
Does painting brick cause spalling? Conventional paint can contribute to it by trapping moisture inside a wall that needs to dry outward. The issue is not color on brick. It is using a finish that is not vapor permeable.
How do I stop spalling from spreading? Fix the water source first, which is usually a gutter, downspout, crown or grading issue.
