Her siding was doing what forty-year-old hardboard does. The bottom courses had swelled and gone soft at the edges, thickened like a sponge left in a sink. Around the nail lines, the faces were flaking off in thin layers. From the street the house looked fine. From two feet away it looked finished.
Every quote said the same thing: take it all off, start again, five figures.
Her question was simple. Is there really nothing between patching this myself and spending twenty thousand dollars?
So we walked the wall with her, board by board, and counted.
Six boards were genuinely dead. Swollen through, delaminating, no structure left. Those were coming off no matter who she hired.
The rest of that wall, the large majority of it, was firm. Sound board that had been drinking water for decades because whatever finish it once had gave up a long time ago.
That distinction is the entire article. Hardboard that stops absorbing water stops dying.
The Short Answer
Masonite hardboard siding fails by absorbing water. It has been off the market for over two decades, so replacement boards cannot be matched forever.
Boards that are mushroomed, delaminating or rotted must be replaced. Boards that are still structurally sound can usually be saved by stopping the absorption. The class action claims window closed years ago, so whatever you decide, the cost is now yours.

What Masonite Is, and How to Confirm You Have It
The name gets used loosely. People say Masonite the way they say Kleenex, meaning any hardboard siding regardless of who made it.
Hardboard siding is wood fiber and resin, compressed under heat and pressure into board. It is not solid wood and it is not fiber cement. That manufacturing process is exactly why it fails the way it does: the fibers that give it strength are also what draw in water.
To confirm what you have, check these:
- Embossed wood grain. The grain pattern repeats identically down the length of the board, because it was pressed in rather than grown.
- The back of the board. Where you can see one, hardboard shows a smooth or lightly textured back with no wood grain structure.
- The bottom edges. Hardboard fails at the bottom of each course first, swelling and thickening rather than cracking.
- The era of the house. Hardboard was a dominant budget siding through the 1980s and 1990s.
- Weight and sound. It is lighter than fiber cement and sounds duller than solid wood when tapped.
If your house went up in that window and the bottom courses are thickened and flaking, you very likely have hardboard.
The Lawsuit, the Settlement, and Why No Check Is Coming
A lot of people arrive at this topic hoping there is money attached. Here is the accurate version, because you deserve the real dates rather than a vague reference to a lawsuit.
Hardboard was developed in the 1920s and became one of the most widely used siding products in the country during the 1980s and 1990s. Complaints about premature moisture failure followed.
The class was certified in November 1995. A month-long jury trial in 1996 found the product defective, and in 1998 the court approved a settlement covering roughly four million homeowners. Siding installed between January 1, 1980 and January 15, 1998 fell within it. The claims program ran through 2008, and total cash paid to homeowners exceeded one billion dollars.
That last sentence is the important one. The program ended in 2008. Masonite exited the hardboard siding business in the early 2000s, and the settlement machinery wound up long ago.
So there is no claim to file today. If you bought your house after those years, the previous owner may have already claimed on that siding, and either way the money is gone.
We say this plainly because the alternative is worse: people put off dealing with failing siding for a year or two while chasing a claim that closed before some of their kids were born. Nobody is paying for this but you, which means the decision deserves real numbers rather than hope.
No, It Does Not Contain Asbestos
This question comes up on almost every hardboard assessment, usually quietly, usually near the end.
Hardboard siding is wood fiber and resin. It does not contain asbestos.
Homes of this era can contain asbestos in other materials, so if you are planning demolition work it is worth knowing your house. But the siding itself is not the concern people fear it is.
Why It Crumbles: The Water Absorption Cycle
The failure follows the same sequence on every house.
It starts at the edges. Bottom edges, cut ends, and any place the factory seal was broken by a saw or a nail. Those exposed fibers wick moisture.
Absorbed water swells the board. Swelling stresses the resin bonds holding the fibers together, and once those bonds break, the board loses its ability to shed water at all. Now it absorbs faster. The face begins to delaminate in thin layers, which is the flaking you see around nail lines, the same kind of surface failure covered on our paint flaking page.
Kentucky winters accelerate every step. Water inside the board expands roughly 9 percent when it freezes, prying the fibers apart from the inside. Our temperatures cross freezing repeatedly rather than staying cold, so a saturated board can go through that many times in one season.
That is why bottom courses go first, why damage clusters under drip lines and downspouts, and why the shaded north side is usually worse than the sunny south side, a pattern related to the mildew growth we see on the same shaded walls.
Board by Board: The Damage Stage Triage
Here is the framework we use on assessments. Take a walk with a screwdriver and sort your wall into these four groups.

Stage 1: Cosmetic
Paint has failed but the board underneath is intact. This is the best possible position to be in, and it is where most of these houses could have stayed if the finish had been maintained, the same story we tell on our page about faded, chalking paint.
Stage 2: Early Swelling
Edges have thickened but the board still has structure. This stage is a genuine fork in the road: sealed properly now, these boards keep serving. Left another few winters, they are stage 3.
Stage 3: Mushrooming and Delamination
The board is finished. Fibers have separated, the resin bond has failed, and nothing applied to the surface will restore structure that is no longer there.
These boards come off. Any contractor who offers to coat over them is either not looking closely or not being straight with you.
Stage 4: Rot Into Sheathing

What a Typical Era-Built Wall Actually Looks Like
Here is the pattern that surprises people, and it is why we walk walls before quoting.
On most of these homes, the dead boards are a minority and they are concentrated in predictable places. Bottom courses. Under downspouts and gutter seams. Around windows where the caulk failed. Shaded elevations that never dry out.
Everything else is usually stage 1 or stage 2. Firm board, ruined finish, actively absorbing water.
That ratio is the reason we think a great many of these walls are being replaced when they did not have to be. That is an opinion formed on ladders rather than a laboratory finding, and a homeowner is entitled to weigh it against three replacement quotes. But it is a consistent enough pattern that it is worth getting a second look before signing.

Patch and Repaint
The cheapest thing to do today and the most expensive thing to keep doing.
Standard paint on hardboard is a thin film over a material that wants to drink. It holds for five to seven years, then opens up, and absorption resumes. Every cycle, a few more stage 2 boards become stage 3, the same repaint-and-fail loop covered on our bubbling paint page.
Full Replacement
Sometimes the right answer. If most of your wall is at stage 3, or rot has reached the sheathing across a broad area, replacement stops being avoidable. Removal alone typically runs $0.70 to $2.00 per square foot before any new material goes up.
It is also the option every replacement contractor is incentivized to recommend, which is worth remembering when all three quotes say the same thing.
The Middle Path
Replace the boards that are genuinely gone. Then seal what remains, thoroughly enough that it stops absorbing water.
This is the option missing from almost everything written about hardboard siding, and it is the one that matches the actual failure mechanism. Hardboard does not fail because it is hardboard. It fails because it absorbs water. Remove the absorption and you remove the failure.
What that requires is more than paint. It needs a film thick enough to stay continuous over faces, edges and joints for decades, and it needs to be applied to every exposed surface rather than just the flat face.

Hardboard Homes in the Louisville Area
The timing here is not coincidental.
Hardboard’s peak years, roughly the 1980s through the 1990s, line up directly with a major growth period in Louisville’s suburban ring. A great many homes built in that window went up with hardboard because it was the affordable choice at the time, and because nobody yet knew how it would age.
