- Flashing. Failed, missing, or poorly installed flashing above the window head is the most common hidden cause. You often cannot see it without pulling trim.
- Caulk. Exterior caulk shrinks, cracks, and pulls away over the years. Open joints at the trim and frame let wind-driven rain push straight in.
- Frame gaps. Gaps where the window meets the wall, or where trim meets siding, are easy entry points.
- Weep holes. Many windows have small drainage holes at the bottom of the frame. If they clog, water the window is designed to shed backs up instead.

How to Find the Real Source
You can do a surprising amount of this diagnostic yourself before you call anyone. The goal is to narrow down where the water is getting in.
Work top down, because water travels down:
- Read the interior clue. Note exactly where the stain sits. Water surfacing high on the frame suggests entry above; a stain only at the sill corners may point to the sides.
- Check the exterior caulk and trim. Look closely at the joints around the window, especially the top corners and the head. Look for cracked, gapped, or missing caulk and any separated trim.
- Look higher. Scan the siding, the wall, and any gutter or roofline above the window. Remember the leak is often a foot or more above where it shows.
- Clear the weep holes. Find the small drainage slots at the bottom of the window frame and make sure they are open. A toothpick or thin wire clears them.
- Try a careful hose test. On a dry day, with someone watching inside, run water low on the window first, then gradually move higher, one zone at a time. When the stain reappears, the water is entering at or above that zone.
Go gently on that last step. You are simulating rain, not pressure-washing, and too much force can push water into places normal rain never would.
If the hose test points above the window, into the siding, the wall, or the roofline, that is your signal to stop and bring in a specialist. Chasing a flashing or roof leak from a ladder is not a DIY afternoon.
What to Do Right Now
Once you have a sense of the source, here is how to sort what you can handle from what needs a pro.
Surface and caulk issues you can address
If the problem is open caulk joints or clogged weep holes, a careful homeowner can often handle it.
- Clear the weep holes so the window can drain the way it was built to.
- Renew failed exterior caulk at the correct joints, meaning the sides and top of the window trim where water should be kept out.
- Do not caulk the bottom of the window or the weep holes. That bottom edge is often meant to let any water that gets in escape, so sealing it traps water inside.
- Let everything dry fully before you seal anything, so you are not locking moisture in.
Those middle points matter more than people realize. We have seen well-meaning homeowners caulk a window completely shut, weep holes and all, and turn a small leak into a trapped-water problem that was worse than what they started with.
When you do recaulk, use a quality exterior-grade sealant, cut the tip small for a clean bead, and give it time to cure before the next rain. Fresh caulk that gets rained on before it sets will not seal, and you will be right back at it.
When it needs a specialist
Be honest with yourself about scope. These situations are not surface fixes:
- Flashing failure behind the siding or trim. Correcting it usually means removing cladding, which is specialist work.
- Roof or gutter problems sending water down the wall. That is a roofer or gutter contractor.
- Water clearly entering above the window, in the siding or wall. A siding or waterproofing contractor.
- Any sign of rot or persistent interior moisture. Get it assessed before it spreads.
Who to call, in short: a window installer for the unit itself, a flashing or waterproofing contractor for envelope and flashing failures, and a roofer for anything roof or gutter related. Watch the trim for rot
While you are inspecting, press on the wood trim around and below the window. If it feels soft, spongy, or looks stained and dark, moisture has been getting in for a while.

It is worth checking inside as well, at the base of the window and the wall just below it. Surface trim you can see and replace. The framing behind the wall is the part that gets expensive when a leak runs unchecked, so the sooner the water stops, the less there is to fix.

Here is where we fit, and we want to be clear about it. Once the true leak source is fixed, protecting the exterior is where an exterior coating earns its place. Not before.
Think about what happens at those stain-prone spots over time. Exterior caulk fails. The paint film thins, cracks, and stops shedding water. The siding and trim start absorbing moisture at exactly the joints and edges where water concentrates.
A tired surface does not just look worn. It drinks water. And the spots that drink water are the spots that stain, swell, and eventually rot.
